位於全港黃金地段的銅鑼灣羅素街與波斯富街,多次獲選全港最貴街道。不過波斯富街的一列唐樓,樓上單位人去樓空,窗戶已拆卸剩半道牆壁,猶如城中鬧市廢廈,有鬼城之感,與地面行人如鯽,熙來攘往成強烈對比。
這城市迷幻奇觀的背後原因,是不少發展商約7年前看中潛在商機,開始收購波斯富街54至76號的3幢樓齡逾50年的唐樓單位,唯地舖叫價甚高,仍未能完全收購,市區收購重建過程漫長。
Russell Street and Percival Street in Causeway Bay, located in a prime location in Hong Kong, have repeatedly been selected as the most expensive streets in Hong Kong. However, in a row of Chinese tenement buildings (Tong Lau) on Percival Street, the upstairs units were vacant, the windows had been demolished and half of the walls were removed. They look like abandoned buildings with a “ghost mansion” feel, a great contrast compared with the crowded and bustling scene on the street level.
The reason behind this city’s surreal spectacle is that many developers took advantage of potential business opportunities about 7 years ago and began to acquire units of the 3 Chinese tenement buildings that are over 50 years old at 54-76 Percival Street. However, the asking prices of the street level shops are high and the acquisition has not yet been completed. The process of urban acquisition, redevelopment and renewal is long.
